The first nest of the year rarely arrives with any ceremony. A stretch of sand near the walkover gets taped off in bright yellow the morning after, and if you were on the beach at dusk the night before, you probably watched a loggerhead do the work without recognizing what she was doing. From that moment until late October, life on the west side of Gulf Shore Boulevard shifts. The beach becomes a shared project, and the rules that govern it are more specific than most homeowners realize.
This year that shift is happening against a louder backdrop than usual. A block north of the Moorings Beach Park walkover, construction crews are raising a seawall and preparing to drive helical pilings into the ground for two eight-story buildings. Summer in the Moorings has always been the quiet season. In 2026 it is the working season, and the working season has rules.
